$495K for 425 Square Feet (40m2) Micro-Loft Apartment in Manhattan, New York

If you need to know anything about living in New York City, it’s at least these three things: Everything stinks during the summer; everything is overpriced and everyone’s apartment is typically the combined size of two small closets.

It is challenging to make a 425 square foot tiny apartment functional and look spacious. This micro loft apartment in Manhattan’s Upper West Side located at West 73rd Street was cleverly designed by Spect Harpman Architects.

It’s just the way things work in the Big Apple. If everything was spread out and suburban, like the rest of the country, it just wouldn’t be the “concrete jungle” we’re used to.

In order to accommodate all one might need for an apartment, “living platforms” were created. The multiple layers of “rooms” make the vertical space very bright and open.

However, despite how small NYC apartments might be, there are ways to make these nooks livable.
We recently stumbled across a tiny, 425-square-foot apartment on New York’s Upper West Side. Huxley Somerville, a finance executive and property owner, somehow found away to make this apartment more spacious than you could ever imagine.

Under the stairs storage cabinets make full use of every inch of space. There is even an upper floor staircase leading to a small private garden.

When Somerville originally purchased the space with his wife back in 1997, he told the New York Times he saw it as an “ugly duckling.”

After moving out and renting out the space for a short while, Somerville decided to hire Specht Harpman Architects to come in and completely make over the apartment, which is located on West 73rd Street.

Now, the apartment isn’t the smallest in the city, but it certainly is the smallest in the city that makes the most of its space! All it took was $ 400,000 and a whole lot of optimism, which can be hard to obtain in New York City.

Check out the photos below. You’ve never seen an NYC apartment look like this before!
